Spanning approximately 550 m², the new Kleintierorthopädie Mainz-Kisselberg is a highly specialized veterinary practice that combines modern medical requirements with clean architecture and a calm, high-end atmosphere. A former office space was completely converted and tailored specifically to the unique workflows of modern small animal orthopedics.

Matthias Schneidawind of Spectrum Management & Consulting was responsible for the overall architecture and planning. As the general contractor, HEIKAUS managed the entire conversion process and coordinated all fit-out trades through to the completion of the new practice.

The Mission

The objective of the project was to transform an existing office space into a highly functional, modern veterinary practice for dogs and cats. This involved creating entirely new spatial structures and tailoring the layout to the medical, technical, and organizational requirements of specialized small animal orthopedics.

In addition to examination and treatment areas, the space needed to accommodate modern diagnostics, surgical procedures, and other functional practice zones. At the same time, the goal was to create an environment that intentionally sets itself apart from a conventional clinical atmosphere.

In veterinary medicine, the physical environment plays a vital role: not only the patients, but also their owners should feel welcomed and well cared for. Efficient workflows, a calming design, and high-quality surroundings help make the visit as pleasant as possible for everyone involved.

The Challenge

The main challenge lay in the fundamental conversion of the existing floor space. Transforming a former office layout into a high-performance veterinary infrastructure required meeting complex technical demands alongside strict standards for hygiene, functionality, and efficient workflows. The various operational zones had to be logically connected while remaining clearly defined and separated. Patient pathways, staff workflows, and specialized medical areas demanded precise coordination across all fit-out trades.

Additionally, a modern veterinary practice brings demanding requirements for building services and technical infrastructure. Lighting, electrical installations, and the technical preparation for medical areas had to be integrated from the outset and closely aligned with the overall architecture. For HEIKAUS as general contractor, the key objective was to reliably translate the architectural design into built reality—coordinating all parties involved and all trades within a tight timeframe.

The Solution

The result is a modern small animal orthopedics practice featuring a clear, functional spatial structure and a deliberately minimalist design. The architecture creates a serene environment while providing the ideal setting for highly specialized veterinary care. An understated palette of colors and materials defines the practice’s aesthetic. Bright wall and ceiling surfaces are complemented by selected color accents, lending the spaces a modern yet inviting character. Durable vinyl and PVC flooring meet the functional and hygienic requirements of daily practice operations while ensuring a cohesive overall look.

Particular focus was placed on the precise execution of the various functional areas. HEIKAUS coordinated trades including painting, flooring, lighting, and electrical work, uniting the individual services into a seamlessly coordinated result. The project was completed within just a few months: from early February to the end of May 2026, the former office space underwent a comprehensive conversion. The new Kleintierorthopädie Mainz-Kisselberg officially opened its doors on June 1, 2026.

The outcome demonstrates how an existing property can be completely reimagined through precise planning and coordinated general contracting. A standard office space was transformed into a modern medical environment that creates optimal conditions for specialized veterinary medicine while offering a calm, high-end atmosphere for animals, owners, and staff alike.

Owner-operated by Dr. Tim Glück and Dr. Erik Binder, Kleintierorthopädie Mainz-Kisselberg specializes in orthopedics and disorders of the musculoskeletal system in small animals. The practice focuses on personalized patient care, precise diagnostics, and modern veterinary treatment options.
